As of November 3, 2022, there are seven homes available in the Moore Park area, ranging in price from $2,595,000 for a relisted detached home on Heath Street East (40 days on the market) to $7,800,000 for a detached home on Harper Avenue (1  day on the market). 

Last month, five homes sold in Moore Park including four detached and one semi detached home. The average time to sell a home was 13 days. The home on Welland Avenue sold a day after it was listed, while the longest remained on the market for 30 days. This doesn’t include the two homes that have been listed for more than 30 days or the four homes that were listed in the month of October and are not selling at their current prices.

One of the five homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 3-bedroom, 5-bathroom home on a 50 x 143.5-foot lot with a private drive on Welland Avenue. It sold for $4,050,000, or 101% of the original listing price. This was followed by a detached home on Glenrose Avenue which sold for $3,850,000 which was 96% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
