As of November 30, 2022, there are four homes available in the Moore Park area, ranging in price from $2,450,0000 for a relisted detached home on Heath Street East (20 days on the market) to $7,800,000 for a detached home on Harper Avenue (29  days on the market). 

Last month, four homes sold in Moore Park, all were detached homes. The average time to sell a home was seven days. The home on Heath Street East sold on the day it was listed, while the longest remained on the market for 15 days. This doesn’t include the two homes that have been listed for more than 30 days or the other two homes that were listed in the month of November and are not selling at their current prices.

Two of the four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 5-bedroom, 6-bathroom home on a 40 x 131.16-foot lot with a private drive on Hudson Drive. It sold for $6,832,000, or 99% of the original listing price. This was followed by a detached home on Heath Street East  which sold for $4,525,000 which was 96% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
