Chaplin Estates Home Sales Statistics for February 2022

As of March 1, 2022, there are seven homes available in the Chaplin Estates area, ranging in price from $1,699,000 for a duplex on Hillsdale Avenue West (18 days on the market) to $4,875,000 for detached home on Colin Avenue (25 days on the market).

Last month, five homes sold in Chaplin Estates, including four detached and a duplex. The average time to sell a home was eight days. The home on Elmsthorpe Avenue sold a day after it was listed, while the other home remained on the market for 25 days. This doesn’t include the only home that has been listed for more than 30 days or the six homes that were listed in the month of February and are not selling at their current prices.

Three of the five homes sold at or above their initial asking prices. Last month’s most valuable home sale was a  4-bedroom, 6-bathroom detached home on a 40 x 112-foot lot with a private drive and built-in garage on Chaplin Crescent. It sold for $4,050,000, which was 99% of the original listing price. This was followed by another detached home on Maxwell Avenue which sold for $3,425,180 which was 114% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,500,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
