As of April 1, 2021, there are two homes available in the Chaplin Estates area, ranging in price from $1,795,000 for a detached home on Lascelles Boulevard (15 days on the market) to $5,295,000 for another detached home on Imperial Street (6 days on the market).

Last month, six homes sold in Chaplin Estates, including five detached homes and a fourplex. The average time to sell a home was 14 days. The home on Colin Avenue sold three days after it was listed, while the longest remained on the market for 51 days. All homes currently available were listed in the month of  March and have yet to sell for their current list price. 

Three of the six homes sold at or above their listed price. Last month’s most valuable home sale was a  6-bedroom, 8-bathroom fourplex on a 50 x 127-foot lot with a private drive and garage on Chaplin Crescent. It sold for $4,025,000, which was 97% of the original listing price. It was followed by a detached home on Colin Avenue which sold for $3,550,000 which was 105% of the asking price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
