As of March 1, 2021, there are two homes available in the Chaplin Estates area, ranging in price from $2,099,000 for a detached home on Eastbourne Ave (7 days on the market) to $2,688,000 for another detached home on Elmsthorpe Avenue (41 days on the market).

Last month, four homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was 21 days. The home on Eastbourne Avenue sold a day after it was listed, while the longest remained on the market for 58 days. This doesn't include the single home that has been listed for more than 30 days and the other home that was listed in the month of  February and has yet to sell for its current list price. 

Two of the four homes sold at or above their listed price. Last month’s most valuable home sale was a detached  5-bedroom, 5-bathroom home on a 50 x 130.41-foot lot with a private drive and garage on Oriole Parkway. It sold for $3,375,000, which was 96% of the original listing price. It was followed by a detached home on Eastbourne Avenue which sold for $2,835,000 which was 114% of the asking price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
