As of December 1, 2020, there are 12 homes available in the Chaplin Estates area, ranging in price from $1,499,000 for a detached home on Eastbourne Avenue (18 days on the market) to $3,888,000 for another detached home on Warren Road (75 days on the market). This includes the five homes that have been listed for more than 30 days or the seven homes that were listed in the month of November and have yet to sell for its current list price.
Last month, only one home sold in Chaplin Estates. It was a detached 4-bedroom, 5-bathroom home on a 40 x 133.5-foot lot with a private drive and garage on Colin Avenue. It sold on the day it was listed for $4,500,000, or 99% of the original listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
