As of November 2, 2020, there are eight homes available in the Chaplin Estates area, ranging in price from $1,848,000 for a detached home on Chaplin Avenue (6 days on the market) to $3,888,000 for another detached home on Warren Road (46 days on the market).

Last month, six homes sold in Chaplin Estates including four detached, one semi-detached, and a duplex. The average time to sell a home was 18 days. The home on Hillsdale Avenue West sold a day after it was listed, while the longest lasted 44 days on the market.  This doesn't include the two homes that have been listed for more than 30 days or the four homes that were listed in the month of October and have yet to sell for its current list price. 

Two of the six homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 30 x 124-foot lot with a mutual drive and garage on Lascelles Boulevard. It sold for $2,850,000, or 110% of the original listing price. It was followed by a detached home on Avenue Road which sold for $2,670,000 which was 89% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
