As of November 5, 2019, there are six homes available in the Chaplin Estates area, ranging in price from $1,995,000 for a Duplex on Braemar Avenue (27 days on the market) to 5,850,000 for a detached home on Chaplin Crescent (48 days on the market).

Last month, three homes sold, including two detached homes and a Duplex. The average time to sell a home was 16 days; the home on Chaplin Crescent sold two days after it was listed, while the longest remained on the market for 37 days.  This doesn’t include the three homes that had been listed for more than 30 days or the other three homes that were listed in the month of October and have yet to sell at their current listed prices.

One sale in October home sales sold at or above it's listed price. The highest-selling home was a detached 5-bedroom, 5-bathroom home on a 50 x 130-foot lot with a private driveway and garage on Oriole Parkway. It sold for $3,200,000 (95% of the asking price). It was followed by another detached home on the same street which sold for $2,815,000 which was 94% of the asking price. 

Entry into the Chaplin Estates market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
