Monthly Update

Eleven houses got new owners in Davisville Village, including four detached and seven semi-detached homes. This marks a 50% drop compared to the 22 homes sold from the same month of last year. The average value of the April 2022 transactions was $1,866,864, marking a 5.8% decrease from last year’s April mean of $1,980,903. The average sale price of detached homes also decreased by 12.8% last month, dropping from $2,155,109 to $1,878,876. However, the average value of semi-detached homes increased by 11.7%, jumping from $1,665,475 to $1,860,000.

Year-To-Date Update

For the first four months of 2022, 46 homes have sold in Davisville Village. This marks a 22% drop compared to the year-to-date sales figures through April of last year. Twenty four detached homes have found new owners so far this year, with average sale prices of $2,188,647. This is a 4.5% increase over the April 2021 year-to-date mean of $2,094,367. The average value of semi-detached homes also increased by 16.7% compared to the year-to-date mean through April 2021, jumping from $1,589,676 to $1,854,632.

Home values up by 15.3% over last year in Davisville Village!

As of May 2, 2022, there are 16 homes on the market in the Davisville Village area. These homes range in price from $999,000 for a semi-detached home on Soudan Avenue West (6 days on the market) to $2,988,000 for a detached home on Cleveland Street (5 days on the market).

Last month, the average Davisville home sold after seven days on the market. A house on Petman Avenue sold three days after it was listed, while the longest remained on the market for 16 days. This doesn’t include the two homes that have been listed for more than 30 days or the 13 homes that were listed in the month of April and are not selling at their current prices.

Nine of the 11 April home sales sold at or above their initial asking prices.  The highest selling Davisville Village transaction of the month featured a semi-detached 4-bedroom, 4-bathroom home on a 30.33 x 161.42-foot lot with a private drive on Millwood Road. It sold for $3,200,000 which was 100% of the asking price. It was followed by a detached home on Belsize Drive which sold for $2,020,000 which was 112% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  at least $1,500,000 for either semi-detached or detached homes.
