As of September 1, 2020, there are 24 homes available in the Lawrence Park area, ranging in price from $2,150,000 for a detached home on Lawrence Avenue East (13 days on the market) to $10,500,000 for another detached home on Daneswood Road (47 days on the market).
Last month, four homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 50 days. The home on Daneswood Road sold after being listed on the market for 22 days, while the longest remained on the market for 71 days. This doesn't include the 18 homes that have been listed for more than 30 days or the seven homes that were listed in the month of August and are not selling at their current listed prices.
None of the six August home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 8-bathroom home on a 66.67 x 145.71-foot lot with a private drive and garage on Bayview Wood. It sold for $8,100,000, which was 95% of the original listing price. It was followed by a detached home on Daneswood Road which sold for $5,400,000 or 98% of the asking price.
Entry into the Lawrence Park market now requires buyers to spend and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
