As of August 3 2020, there are 22 homes available in the Lawrence Park area, ranging in price from $2,680,000 for a detached home on Blythwood Road (66 days on the market) to $10,500,000 for a relisted detached home on Daneswood Road (28 days on the market).

Last month,  six homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 19 days. The home on Weybourne Crescent sold after being listed on the market for a day, while the longest remained on the market for 34 days. This doesn't include the 14 homes that have been listed for more than 30 days or the nine homes that were listed in the month of July and are not selling at their current listed prices. 

Only one of the six July home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 4-bathroom home on a 50 x 167-foot lot with a private drive and garage on Dawlish Avenue. It sold for $3,750,000, which was 96% of the original listing price. It was followed by a detached home on St Leonard's Avenue which sold for $3,450,000 or 99% of the asking price. 


Entry into the Lawrence Park market now requires buyers to spend and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
