As of  April 1,  2021, there are 10 homes available in the Lawrence Park area, ranging in price from $2,646,000 for a semi-detached home on Lawrence Avenue East (59 days on the market) to $10,000,000 for a detached home on Daneswood Road (31 days on the market).

Last month, 15 homes sold in Lawrence Park, including 14 detached homes and a duplex. The average time to sell a home was nine days. The home on St Leonards Avenue sold a day after it was listed, while the longest remained on the market for 46 days. This doesn't include the six homes that have been listed for more than 30 days and the five homes that were listed in the month of  March and have yet to sell for its current list price. 

Six of the 15 homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 4-bedroom, 7-bathroom home on a 50 x 150-foot lot with a private drive and garage on St Leonards Avenue. It sold for $6,725,000 which was 99% of the asking price. This was followed by another detached home on Weybourne Crescent which sold for $5,600,000 which was 98% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
