Monthly Update

Sixteen homes were given new owners in Leaside & Governor's Bridge, including fourteen detached and two semi-detached homes. The average value of last month’s transactions was $2,730,894, marking a 2.7% increase over last year’s April mean average of $2,658,801.

Year-To-Date Leaside Sales as of April 2023 for Detached homes are up by 5.6%

As of May 3, 2023, there are 9 homes on the market in the Leaside (C11) area, ranging in price from $1,399,000  for a semi-detached home on Sutherland Drive (8 days on the market) to $4,399,000 for a detached home on Brentcliffe Road West (1 day on the market).

Eleven of the March home sales sold at or above their initial asking prices. The highest-selling Leaside transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 60 x 150-foot lot with a private drive and 2 attached garage at Kildeer Crescent. It sold for $4,800,000 which was 100% of the asking price. This was followed by another detached home at Divadale Drive which sold for $3,875,000  and was 101% of its initial listing price.

Last month, Leaside properties sold at an average of 11 days on the market. A Laird Drive home sold within the day it was listed, while the longest remained on the market for  45 days. This doesn’t include the four homes that have been listed for more than 30 days or the five in April and is not selling at their current price.
