Monthly Update

Seven homes were given new owners in Leaside & Bennington Heights, including six detached and 1 semi-detached home. The average value of last month’s transactions was $2,489,857, marking an 1% drop over last year’s March mean average of $2,515,510.

Leaside & Bennington Heights March 2023 12-month Average Monthly Dollar Values are up by 6.6%!

As of April 5, 2023, there are 11 homes on the market in the Leaside (C11) area, ranging in price from $1,399,000  for a semi-detached home on  Airdrie Road (1 day on the market) to $4,797,000 for a detached home on Killdeer Crescent (41 days on the market).

Five of the March home sales sold at or above their initial asking prices. The highest-selling Leaside transaction of the month featured a detached 4-bedroom, 45-bathroom home on a 30 x 135-foot lot with a private drive and 1 built-in car garage at  Rumsey Road. It sold for $4,000,000 which was 100% of the asking price. This was followed by another detached home at Randolph Road which sold for $3,885,000  and was 97% of its initial listing price.

Last month, Leaside properties sold at an average of 5 days on the market. A Sutherland Drive home sold in just one day after it was listed, while the longest remained on the market for  16 days. This doesn’t include the two homes that have been listed for more than 30 days or the five in March and is not selling at their current price.
