Monthly Update

Eleven houses got new owners in Davisville Village, Nine of which were detached homes and two were semi-detached homes. This is lower compared to the number of homes sold in the same month of last year. The average value of the March  2023 transactions was $2,035,909 marking a 7.8% decrease from last year’s March mean average of $2,207,468.

Davisville Village detached home sales are down by 10% in March 2023!

There were 7 homes sold at or above their initial asking prices for the last month. The highest-selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 25.67 x 176 Feet-foot lot with one driveway and two detached garage at Merton Street. It sold for $3,629,000   which was 98% of the asking price. The other home on Balliol Street sold for $3,000,000  which was 102% of the initial listing price. Last month, the average Davisville home sold after 10 days on the market. A house at Belsize Drive sold in just one day after it was listed.

On the other hand, another home in Hillsdale East remained on the market for 64 days. This doesn’t include the five homes that have been listed for more than 30 days or the other three that were listed in the month of February and are not selling at their current prices.

As of April 5, 2023, there are 9 homes on the market in the Davisville Village area. These homes range in price from $1,488,000  for a detached home on Cleveland Street (120 days on the market) to $3,699,888 for a detached home at Hillsdale East Avenue (56 days on the market).
