Monthly Update

Sixteen homes were given new owners in Leaside & Bennington Heights, including thirteen detached and three semi-detached home. The average value of last month’s transactions was $2,507,119, marking an 3.2% drop over last year’s February mean average of $2,590,792.

Leaside & Bennington Heights February 2023 home sales are up by 33.3%!

As of March 7, 2023, there are 6 homes on the market in the Leaside (C11) area, ranging in price from $1,499,000  for a detached home on  Nesbitt Dr (89 days on the market) to $4,999,000 for a detached home on Killdeer Cres (12 days on the market).

Six of the February home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 70 x 135-foot lot with a private drive and built-in 2 car garage at Governors Road. It sold for $4,100,000 which was 98% of the asking price. This was followed by another detached home at Randolph Road which sold for $3,880,000  and was 97% of its initial listing price.

Last month, Leaside properties sold at an average of 19 days on the market. A Glenvale Boulevard home sold in just one day after it was listed, while the longest remained on the market for 125 days. This doesn’t include the two homes that have been listed for more than 30 days or the one in February and is not selling at their current price.
