Monthly Update

Seven homes changed hands in Leaside & Bennington Heights last month, including four detached and three semi-detached houses. This marks a 16.7% increase over the six home sales generated in August 2018. However, the average value of this year’s seven transactions dropped to $1,614,357, marking 1.1% decrease over last year’s August mean of $1,631,667. Detached home values increased by 14.9% over year-to-date figures through the end of August 2018, reaching an average of $1,980,625.

Year-To-Date Update

For the first eight months of 2019, 116 homes have changed hands in Leaside & Bennington Heights. This marks a 31.8% increase compared to the year-to-date August 2018 sales figures, which saw 88 completed transactions. Eighty-three detached homes have changed hands so far this year, with an average value of $2,165,570. This is an 11.8% increase compared to the average sale price of $1,936,220 for the 68 detached homes that changed hands between January 1 and August 31, 2018. Semi-detached home sales increased by 61.1% compared to last year, rising from 18 sales to 29. However, the average value of semi-detached homes dropped 5.9% from 2018, falling from $1,298,592 to $1,222,069.

Leaside & Bennington Heights monthly home sales up by 16.7% in 2019!

As of September 4, 2019, there are 16 homes on the market in the Leaside (C11) area, ranging in price from $1,349,000 for a detached home on Randolph Road (1 day on the market) to $3,795,000 for a stunning detached home on Douglas Crescent (1 day on the market).

Last month, Leaside properties sold an average of 25 days after listing. One home on Broadway Avenue sold two days after it officially entered the market, while the longest lasted 102 days. This doesn’t include the five homes that have been listed for more than 30 days or the six homes that were listed in the month of August and are not selling at their current prices.
Three homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 3-bedroom, 4-bathroom home on a 40’ x 113’ lot with a private drive and garage on Douglas Crescent. It sold for $2,715,000, or 91% of the original listing price. It was followed by a home on Divadale Drive, which sold for $2,080,000 or 114% of the asking price.

Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
