Monthly Update

Ten homes changed hands in Leaside & Bennington Heights last month, including six detached, three semi-detached, and one attached home. This marks a 25% increase over the eight home sales generated in July 2018. The average value of this year’s 10 transactions also rose to $1,862,600, marking a 23.1% increase over last year’s July mean of $1,513,306. Detached home values also increased by 23% over last July to reach an average of $2,052,500.

Year-To-Date Update

For the first seven months of 2019, 109 homes have changed hands in Leaside & Bennington Heights. This marks a 32.9% increase compared to the year-to-date July 2018 sales figures, which saw 82 completed transactions. Seventy-nine detached homes have changed hands so far this year, with an average value of $2,174,934. This is an 11.4% increase compared to the average sale price of $1,953,063 for the 63 detached homes that changed hands between January 1 and July 31, 2018. Semi-detached home sales increased by 52.9% compared to last year, rising from 17 sales to 26. However, the average value dropped 5.6% from 2018, falling from $1,306,156 to $1,233,154.

Leaside & Bennington Heights monthly home sales up by 25% in 2019!

As of August 6, 2019, there are 15 homes on the market in the Leaside (C11) area, ranging in price from $1,698,000 for a detached home on Airdrie Road (27 days on the market) to $3,795,000 for an amazing detached home on Douglas Crescent (28 days on the market).

Last month, Leaside properties sold an average of 18 days after listing. One home on Parkhurst Boulevard sold two days after it officially entered the market, while the longest lasted 68 days. This doesn’t include the eight homes that have been listed for more than 30 days or the five homes that were listed in the month of July and are not selling at their current prices.

Three homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 5-bathroom home on a 50’ x 100’ foot lot with a private drive and garage on Heath Street East. It sold for $3,900,000, or 93% of the original listing price. It was followed by a home on Leacrest Road, which sold for $2,650,000 or 95% of the asking price.

Entry into the Leaside market now requires buyers to spend $1,000,000 for a semi-detached and at least $1,300,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
