Monthly Update

Last month, 16 homes were given new owners in Leaside & Bennington Heights including 13 detached and three semi-detached homes. The average value of last month’s transactions was $2,270,562, marking a 32.1% increase over last year’s March mean of $1,719,000. Detached home values were also up last month, generating average sale prices of $2,443,384 from $2,076,250, for a 17.7% increase over  March of last year.


Year-To-Date Update

For the first quarter of 2021, 31 homes have sold in Leaside & Bennington Heights. This marks a 24% increase compared to the year-to-date sales figures through March 2020. Twenty-five detached homes have found new owners so far this year, with average sale prices of $2,646,620. This is a 22.8% jump over the 2020 year-to-date mean of $2,154,485. The average value of semi-detached homes also increased by 2.8% compared to the year-to-date mean through March 2020, jumping from $1,516,000 to $1,558,800.

Home values up by 10.8% over last year in Leaside & Bennington Heights!

As of April 1, 2021, there are 21 homes on the market in the Leaside (C11) area, ranging in price from $1,488,000 for a relisted semi-detached home on  Laird Drive (20 days on the market) to $5,299,000 for a detached home on Killdeer Crescent (10 days on the market).

Last month, Leaside properties sold at an average of 10 days after listing. A Broadway Avenue home sold on the day it was relisted, while the longest remained on the market for 33 days. This doesn’t include the two homes that have been listed for more than 30 days or the 18 homes that were listed in the month of  March and are not selling at their current prices.

Eleven of the ten homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 40 x 170-foot lot with a private drive and garage on Rykert Crescent. It sold for $3,853,106 which was 103% of the asking price. This was followed by another detached home on Sutherland Drive which sold for $3,065,888 which was 118% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend at least $1,500,000 for a semi-detached home and at least $1,700,000 for a detached home.
