Monthly Update

Last month, 19 houses got new owners in Davisville Village, including nine detached, nine semi-detached, and a duplex home. This marks a 137.5%  increase compared to the seven homes sold from the same month of last year. The average value of the March 2021 transactions was $1,832,872, marking a 3.2% drop from last year’s March mean of $1,893,188. 


Year-To-Date Update

For the first quarter of 2021, 37 homes have sold in Davisville Village. This marks a 68.2% increase compared to the year-to-date sales figures through March 2020 with 22 homes sold. Eighteen detached homes have found new owners so far this year, with average sale prices of $2,047,122. This is a 1.9% drop over the 2020 year-to-date mean of $2,087,754. The average value of semi-detached homes also decreased by 6.7% compared to the year-to-date mean through March 2020, dropping from $1,670,189 to $1,558,465.

Davisville Village home values up by 4% over last year!

As of April 1, 2021, there are 10 homes on the market in the Davisville Village area. These homes range in price from     $1,249,000 for a detached home on Balliol Street (38 days on the market) to $3,499,000 for a detached home on Soudan Avenue (37 days on the market).

Last month, the average Davisville home sold after seven days on the market. A Cuthbert Crescent home sold a day after it was listed, while the longest remained on the market for 34 days. This doesn’t include the three homes that have been listed for more than 30 days or the seven homes that were listed in the month of March and are not selling at their current prices.

Fifteen of the 19 March home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 23.26 x 125.1-foot lot with a private drive and garage on Cuthbert Crescent. It sold for $2,800,000 which was 122% of the asking price. It was followed by a duplex on Acacia Road which sold for $2,348,000 which was 100% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
