As of April 5, 2023, there are only two homes available in the Moore Park area, ranging in price from $3,780,000   for a detached home in Inglewood Drive (16 days on the market) to $3,890,000 for a detached home in Glenrose Avenue (52 days on the market).

Last month, only four homes were sold in Moore Park, all were detached homes. Two of the sold homes were 3-bedroom homes with an average selling price of $2,950,000, which is 109% of their initial asking price, and had an average of 7 days in the market. The other two sold detached homes were 4-bedroom homes with an average sold price of $3,237,500 or  103% of their asking price and an average of 8 days in the market.

Two homes were above their initial asking prices. Last month’s most valuable home sale was a detached 3-bedroom, 3-bathroom home on a 43.5 x 243-foot lot with a private driveway and 1 built-in garage on Hudson Drive. It sold for $3,800,000, or 119% of the original listing price. This was followed by a detached on Ridge Drive which sold for $3,605,000  or 109% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $2,150,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
