As of November 2, 2020, there are 22 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,688,000 for a detached home on Edgewood Crescent (59 days on the market) to $19,800,000 for a detached home on Park Road (585 days on the market). 

Last month, 11 homes sold in Rosedale including nine detached and two semi-detached homes. The average time to sell a home was 20 days. The home on Edgewood Crescent sold the day it was listed, while the longest lasted 78 days on the market. This doesn't include the 15 homes that have been listed for more than 30 days or the seven homes that were listed in the month of October and have yet to sell for its current list price. 

Five of the 11 homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 7-bathroom home on a 50 x 207-foot lot with a private drive and garage on Lamport Avenue. It sold for $9,250,000, or 97% of the original listing price. It was followed by a detached home on Meredith Crescent which sold for $6,650,000 which was 98% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home and at least $2,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
