As of May 13, 2019, there are 23 homes available in the Lawrence Park area, ranging in price from $1,879,000 for a detached home on St. Hilda's Avenue (6 days on the market) to $5,950,000 for a detached home on St. Leonard's Avenue (12 days on the market).

Last month, five homes sold in Lawrence Park, including four detached and one semi-detached home. The average time to sell a home was 15 days. One home on St. Hilda's Avenue sold four days after it was listed, while the longest lasted 36 days. This doesn't include the nine homes that have been listed for more than 30 days or the other nine homes that were listed in the month of April and are not selling at their current listed prices. 

Three homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 3-bathroom home on a 75 x 225- foot lot with a private drive and garage on Lewes Crescent. It sold for $4,450,000, or 104% of the original listing price. It was followed by a home on Glengowan Road which sold for $3,360,000 or 96% of the asking price. 

Entry into the Lawrence Park market now requires buyers to spend $1,200,000 for a semi-detached home and at least $2,500,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
