As of October 4, 2023, there are nine homes available in the Chaplin Estates area, ranging in price from $1,700,000 for a triplex on Avenue Road (134 days on the market) to $5,750,000 for a detached home on Lascelles Road (2 days on the market). This includes the five homes that were listed in the month and are not selling at their current listed prices.
Last month, only two homes were sold in Chaplin Estates. The highest-selling home is a detached 4-bedroom, 5-bathroom property on Braemar. It occupies a 26 x 130-foot lot with a driveway lane and a 2-car detached garage, selling for $2,860,018, which is 96% of its asking price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,800,000 for a detached home and $1,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
