As of April 8, 2020, there are four homes available in the Chaplin Estates area, ranging in price from $2,850,000 for a detached home on Warren Road (17 days on the market) to $3,998,000 for another detached home on the same street (73 days on the market).

Last month, Chaplin Estates properties sold at an average of one day after listing. Both homes on Maxwell  Avenue West and Duplex Avenue remained on the market for only a day. This doesn’t include the two homes that have been listed for more than 30 days or the other two homes that were listed in the month of March and have yet to sell at their current prices.

Two homes sold in Chaplin Estates last month. Both homes sold above their initial asking prices. Last month’s most valuable sale involved a detached 3-bedroom, 2-bathroom home on a 30 x 100-foot lot, with a mutual drive and garage on Maxwell Avenue. It sold for $1,900,500 which was 103% of the initial asking price. The other home on Duplex Avenue sold for $1,550,000 which was 107% of the initial listing price.

Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
