Five houses got new owners in Davisville Village, including two detached and three semi-detached homes. This marks a 25% jump compared to the four homes sold from the same month of last year. The average value of the August 2022 transactions was $1,814,000, marking a 29.4% drop from last year’s August mean of $2,570,500. The average sale price of detached homes also decreased by 16.6% last month, dropping from $2,825,000 to $2,355,000.
For the first eight months of 2022, 89 homes have sold in Davisville Village. This marks a 27% drop compared to the year-to-date sales figures through August of last year. Forty detached homes have found new owners so far this year, with average sale prices of $2,274,442. This is a 4.3% increase over the August 2021 year-to-date mean of $2,181,488. The average value of semi-detached homes also increased by 12.3% compared to the year-to-date mean through August 2021, jumping from $1,538,116 to $1,727,239.
Home values up by 7.5% over last year in Davisville Village!
As of September 1, 2022, there are five homes on the market in the Davisville Village area. These homes range in price from $1,488,000 for a detached home on Cleveland Street (90 days on the market) to $2,600,000 for another detached home on Davisville Avenue (14 days on the market).
Last month, the average Davisville home sold after 16 days on the market. A house on Martin Crescent sold four days after it was listed, while the longest remained on the market for 48 days. This doesn’t include the two homes that have been listed for more than 30 days or the three homes that were listed in the month of August and are not selling at their current prices.
Three of the August home sales sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 150-foot lot with a mutual drive on Cleveland Street. It sold for $3,010,000 which was 126% of the asking price. It was followed by a detached home on Belsize Drive which sold for $1,700,000 which was 100% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
