Last month, 12 houses got new owners in Davisville Village, including five detached, five semi-detached, one attached, and a duplex home. This marks a 42.9% drop compared to the 21 homes sold from the same month of last year. The average value of the October 2021 transactions was $1,906,233, marking a 7.7% increase from last year’s October mean of $1,769,874.
For the first 10 months of 2021, 147 homes have sold in Davisville Village. This marks a 22.5% increase compared to the year-to-date sales figures through October 2020 with 120 homes sold. Eighty-five detached homes have found new owners so far this year, with average sale prices of $2,198,301. This is a 12.4% increase over the October 2020 year-to-date mean of $1,956,111. The average value of semi-detached homes also increased by 1.9% compared to the year-to-date mean through October 2020, jumping from $1,491,718 to $1,520,529.
Home values up by 9.9% over last year in Davisville Village!
As of November 2, 2021, there are 15 homes on the market in the Davisville Village area. These homes range in price from $1,299,000 for a semi-detached home on Martin Road (6 days on the market) to $4,190,000 for a detached home on Millwood Road (4 days on the market).
Last month, the average Davisville home sold after 6 days on the market. The home on Millwood Road sold on the day it was listed, while the longest remained on the market for 13 days. This doesn’t include the three homes that have been listed for more than 30 days or the 12 homes that were listed in the month of October and are not selling at their current prices.
Eight of the 12 October home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 8-bedroom, 5-bathroom home on a 41.99 x 155-foot lot with a lane drive and garage on Millwood Road. It sold for $3,100,000 which was 97% of the asking price. It was followed by a detached home on Servington Crescent which sold for $3,100,000 which was 110% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
