DAVISVILLE MARKET: STABLE HOME SALES BUT SOFTER PRICES
Davisville saw a 50% increase in detached sales activity, with 11 homes sold overall—6 detached and 5 semi-detached this October.
Average home prices dipped slightly to $1,925,348, down 4.6% from last October’s$2,017,618.

The highest sale was a custom-built 4-bedroom, 5-bath detached home on a 25 × 148-foot lot in the Bayview–Eglinton enclave on Soudan Ave. It sold for $3,220,000—about 80% of its original list price—after being listed twice and spending a total of 160 days on the market.
The second-highest sale was a 4-bedroom, 5-bathroom detached on the same street, which sold for $2,700,000—93% of the list price—after 32 days on the market.
As of November 1st, 18 homes are for sale in Davisville, ranging in price from $1,099,000 for a detached bungalow on Whitewood Rd (83 DOM) to $3,999,000 for a relisted detached on Hoyle Ave (102 DOM).
