Lawrence Park in Toronto Home Sales Statistics for April 2020 | Jethro Seymour, Top Toronto Real Estate Broker

As of March 1, 2022, there are seven homes available in the Lawrence Park area, ranging in price from $3,600,000 for a detached home on Wanless Crescent (50 days on the market) to $26,900,000 for a detached home on Stratheden Road (167 days on the market).

Last month, three homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 11 days. The home on Rochester Avenue sold two days after it was listed, while the other home remained on the market for 23 days. This doesn't include the two homes that have been listed for more than 30 days and the five homes that were listed in the month of  February and have yet to sell for its current list price.

Only one of the three homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 3-bedroom, 5-bathroom home on a 50 x 150-foot lot with a private drive and attached garage on Buckingham Avenue. It sold for $5,300,000 which was 96% of the asking price. This was followed by another detached home on Rochester Avenue which sold for $3,450,000 which was 99% of the initial listing price.

Entry into the Lawrence Park market now requires buyers to spend and at least  $2,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
