Monthly Update

In the Leaside neighborhood, eighteen homes were recently sold including fifteen detached homes and three semi-detached homes. The average value of these transactions last month was $2,684,834, which represents a 6.7% decrease from the mean average of $2,877,235 in May of the previous year.

Average Days on the Market are up by  61.5% over last year in Leaside Homes

Out of the eighteen homes sold in May in Leaside, fourteen were sold at or above their initial asking prices. The top-selling homes in the area included a stunning custom-built  4-bedroom, 5-bathroom home on Heath Street East, complete with a private drive and a built-in 1-car garage. It sold for the full asking price of $6,195,000. Another detached home on Brentcliffe Road West also fetched a high price, selling for $4,275,000 which was 107% of the initial listing price.

Last month, Leaside properties had an average of only 7 days on the market. The quickest sale was for a home on Airdrie Road, which sold within just 1 day of being listed. The longest sale, on the other hand, took 21 days for a home on Donegall Drive. However, two homes listed for over 30 days and five other homes listed in May have not sold at their current prices.

Entry into the Leaside market now requires buyers to spend $1,430,000 for a semi-detached home and at least $1,580,000 for a detached home.
