Leaside Home Sales Statistics for July 2025
LEASIDE HOME PRICES HOLD DESPITE SLOW SALES
All homes - down 6.5% to 143 homes sold
Detached - down 4.9% to 116 homes sold
Semi-detached - down 20.7% to 23 homes sold
All homes - up 1.5% to $2,423,514
Detached - down 0.2% to $2,647,962

LEASIDE HOME SALES JUMP 50% IN JULY, BUT PRICES DIP
Leaside also saw a 50% increase in sales this July with 15 homes sold — 12 detached and 3 semi-detached — in comparison to the same month last year.
However, average home prices dropped 13% to $2,338,933 — down from $2,685,900 in July 2024.
Seven of the 15 homes sold at or above their asking price, accounting for 47% of total sales.
The highest sale was a 4-bedroom, 6-bathroom detached on a 37x135-foot lot on Broadway Ave. It sold for $4,250,000--94% of the original asking price--after being listed twice with a lower asking and a total of 50 days on the market.
The second-highest sale was a 4-bed, 5-bath detached on Evergreen Gdns, which sold for $3,680,000—5% above asking—after 5 days on the market.
As of July 1st, 30 homes are currently listed for sale in Leaside, ranging in price from $1,550,000 for a semi-detached on Laird Dr (53 DOM) to $8,300,000 on Douglas Cres (100 DOM).
