LEASIDE'S DECEMBER MARKET ENDS ON STEADY NOTE

Leaside ended December strong with 8 homes sold, including 6 detached and 1 semi-detached properties. 

The average sale price jumped 20.2% year over year to $2,440,722, up from $2,029,745 in December 2024.

he highest sale was a 5-bedroom, 5-bathroom detached home on a 49 x 110-foot lot on True Davidson Dr, which sold for $3,520,000, achieving 92% of its original list price after two listings and 128 days on market. 

The second-highest sale was a 4-bedroom, 5-bathroom detached on a 30 x 125-foot lot on Broadway Ave, selling for $3,200,000, or 73% of the original list price, following five listings and 118 days on market.

As 2026 begins, 14 homes are currently listed for sale in Leaside, ranging from $1,799,000 for a detached on Parkhurst Blvd (68 DOM) to $4,988,000 for a relisted detached on Douglas Cres (331 DOM).


Looking ahead to 2026, Davisville and Leaside are expected to remain stable, resilient markets, supported by limited inventory and steady long-term demand.
