As of June 3, 2019, there are 22 homes available in the Lawrence Park area, ranging in price from $1,998,000 for a detached home on Blythwood Road (33 days on the market) to $5,950,000 for a detached home on St. Leonard's Avenue (33 days on the market).

Last month, 10 homes sold in Lawrence Park, all were detached homes. The average time to sell a home was 15 days. One home on Weybourne Crescent sold two days after it was listed, while the longest lasted 48 days. This doesn't include the 12 homes that have been listed for more than 30 days or the 14 homes that were listed in the month of May and are not selling at their current listed prices.

Three homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 7-bathroom home on a 50 x 150- foot lot with a private drive and garage on St. Leonards Avenue. It sold for $5,300,000, or 98% of the original listing price. It was followed by a home on Blyth Dale Road which sold for $3,700,000 or 93% of the asking price.

Entry into the Lawrence Park market now requires buyers to spend $1,200,000 for a semi-detached home and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

Consider me your Lawrence Park neighbourhood real estate expert and resource. When it is time to move, I am here to help with insightful strategies, expert negotiation skills, and results-focused marketing plans.
