As of August 3, 2020, there are four homes available in the Chaplin Estates area, ranging in price from $2,995,000 for a detached home on Avenue Road(48 days on the market) to $5,580,000 for another detached home on Chaplin Crescent (56 days on the market). 

Last month, five homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was four days. The home on Imperial Street sold on the day it was listed, while the longest lasted 5 days on the market. This doesn't include the three homes that have been listed for more than 30 days or the only home that was listed in the month of July and has yet to sell for its current list price. 

Three of the five home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 3-bedroom, 4-bathroom home on a 35 x 130-foot lot with a private drive and garage on Braemar Avenue. It sold for $3,018,000, or 98% of the original listing price. It was followed by a detached home on Imperial Street which sold for $2,975,000 which was 99% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
