As of August 4, 2021, there are seven homes available in the Chaplin Estates area, ranging in price from $1,649,000 for a detached home on Lascelles Boulevard (76 days on the market) to $6,600,000 for multiplex on Eglinton Avenue West (75 days on the market).

Last month, two homes sold in Chaplin Estates, including a detached home and a triplex The average time to sell a home was 59 days. The home on Imperial Street sold 45 days after it was listed, while the other home remained on the market for 72 days. This doesn't include the three homes that have been listed for more than 30 days or the other three homes that were listed in the month of July and have yet to sell for its current list price. 

None of the two homes sold at or above their listed price. Last month’s most valuable home sale was a  4-bedroom, 7-bathroom detached home on a 39.99 x 120-foot lot with a private drive and garage on Imperial Street. It sold for $4,895,500, which was 94% of the original listing price. The other home on Oriole Parkway sold for $3,350,000 which was 93% of the asking price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home and at least $1,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
