Monthly Update
Five houses got new owners in Davisville Village last month, including two detached and three semi-detached homes. This marks a 58.3% drop compared to the 12 homes sold from the same month of last year. The average value of the April 2020 transactions was $1,694,000, marking a 0.3% decline from last year’s April mean of $1,699,835.
Year-To-Date Update
For the first four months of 2020, 27 homes have sold in Davisville Village. This marks a 15.6% drop compared to year-to-date sales figures through April 2019, which saw 32 completed transactions. Fifteen detached homes have found new owners so far this year, with average sale prices of $2,077,720. This is a 1.2% decline over the 2019 year-to-date mean of $2,103,250. However, the average value of semi-detached homes increased by 16.7% compared to the year-to-date mean through April 2019, rising from $1,387,429 to $1,618,774.
Home sales up by 10.9% over last year in Davisville Village!
As of May 4, 2020, there are 10 homes on the market in the Davisville Village area. These homes range in price from $1,599,900 for an attached home on Merton Street (10 days on the market) to $3,495,000 for a semi-detached home on Thurloe Avenue (4 days on the market).
Last month, the average Davisville home sold after 12 days on the market. A Merton Street home sold on the day it was listed, while the longest remained on the market for 21 days. This doesn’t include the five homes that have been listed for more than 30 days or the seven homes that were listed in the month of April and are not selling at their current prices.
Only one of the five April home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 25 x 150-foot lot with a private drive and garage on Marmot Street. It sold for $2,475,000 which was 95% of the asking price. It was followed by a semi-detached home on Belsize Drive which sold for $1,865,000 which was 98% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,400,000 for a detached and at least $1,600,000 for a semi-detached home.
