The 2022 calendar year saw 49 home sales in Lawrence Park, down 44.3% from the 2021 total of 88 transactions. The 2022 sales included 46 detached homes, which attracted average sale prices of $4,517,130. This marked a 4% increase compared to the 87 detached homes that sold for an average of $4,341,961 in 2021.
Last year’s most expensive home sale was a 4-bedroom, 6-bathroom detached home on a 63.71 x 238.79-foot lot with a private drive and built-in garage on Blyth Hill Road, which sold for $8,950,000 (96% of the asking price). The least expensive home sold in Lawrence Park last year was a detached home on Wanless Crescent which sold for $1,670,000 (89% of the asking price).
Entry into the Lawrence Park market now requires buyers to spend and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.

Monthly Update
As of January 4, 2023, there are seven homes available in the Lawrence Park area, ranging in price from $2,829,000 for a detached home on Blythwood Road (82 days on the market) to $25,000,000 for a detached home on Stratheden Road (141 days on the market).
Last month, two homes sold in Lawrence Park, both were detached homes. The average time to sell a home was 34 days. The home on Lawrence Avenue East sold 23 days after it was listed, while the other home remained on the market for 45 days.
None of the homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 50 x 150-foot lot with a private drive and built-in garage on Cheltenham Avenue. It sold for $3,750,000 which was 89% of the asking price. The other detached home on Lawrence Avenue East sold for $2,390,000 which was 96% of the initial listing price.
