As of March 8, 2023, there are seven homes available in the Lawrence Park area, ranging in price from $3,295,000 for a detached home on St Hildas Avenue (50 days on the market) to $11,350,000 for a detached home on Dawlish Avenue (37 days on the market).
This includes the three homes that have been listed for more than 30 days and the five homes that were listed in the month of January and has yet to sell for their current list price.
In Lawrence Park last month, a total of four homes were sold, all of which were detached properties. Two of the homes that were sold had four bedrooms, and they sold for an average price of $5,380,000, which was 102% of their asking price. These homes were only on the market for an average of three days. Another detached home, which had five bedrooms, sold for $4,715,000, which was 111% of its asking price. This property took 10 days to sell. The fourth detached property, which had six bedrooms, sold for $3,300,000, which was 94% of its asking price. This home was on the market for 42 days.
Entry into the Lawrence Park market now requires buyers to spend at least $3,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
