As of August 2, 2022, there are nine homes available in the Lawrence Park area, ranging in price from $3,580,000 for a detached home on Blythwood Road (92 days on the market) to $12,895,000 for a detached home on Stratford Crescent (69 days on the market).
Last month, two homes sold in Lawrence Park, both were detached homes. The average time to sell a home was 68 days. The home on Mildenhall Road sold 57 days after it was listed, while the other home remained on the market for 78 days. This doesn't include the six homes that have been listed for more than 30 days and the two homes that were listed in the month of July and have yet to sell for its current list price.
None of the two homes sold at or above their initial asking prices. The highest selling Lawrence Park transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 64 x 136.87-foot lot with a private drive and attached garage on Mildenhall Road. It sold for $4,050,000 which was 84% of the asking price. The other detached home on Wanless Crescent sold for $1,670,000 which was 89% of the initial listing price.
Entry into the Lawrence Park market now requires buyers to spend and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
