As of October 3, 2022, there are 12 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,795,000 for a duplex home on Whitehall Road (61 days on the market) to $16,595,000 for a detached home on Castle Frank Road (20 days on the market). 

Last month,  two homes sold in Rosedale, including one detached  and one semi-detached home. The average time to sell a home was 11 days. The home on Roxborough Drive sold four days after it was listed, while the other remained on the market for 18 days. This doesn’t include the five homes that have been listed for more than 30 days or the seven homes that were listed in the month of September and are not selling at their current prices.

One of the two homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 6-bedroom, 3-bathroom home on a 48 x 204-foot lot with a private drive on Roxborough Drive. It sold for $6,400,000, or 103% of the original listing price. The other home on Cluny Drive sold for $2,653,000 which was 89% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $3,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
