As of June 1, 2021, there are 11 homes available in the Chaplin Estates area, ranging in price from $1,699,000 for a detached home on Lascelles Boulevard (12 days on the market) to $6,600,000 for multiplex on Eglinton Avenue West (11 days on the market).
Last month, five homes sold in Chaplin Estates, including five detached homes and a duplex. The average time to sell a home was 11 days. We sold the home on Chaplin Crescent seven days after it was listed, while the longest remained on the market for 15 days. This doesn't include the four homes that have been listed for more than 30 days or the seven homes that were listed in the month of May and have yet to sell for its current list price.
Two of the five homes sold at or above their listed price. Last month’s most valuable home sale was a 3-bedroom, 4-bathroom detached home on a 50 x 130-foot lot with a private drive and garage on Oriole Parkway. It sold for $2,900,000, which was 97% of the original listing price. It was followed by a detached home on Highbourne Road which sold for $2,825,000 which was 103% of the asking price.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
