As of September 1, 2022, there are nine homes available in the Lawrence Park area, ranging in price from $2,499,999 for a fourplex on Strathgowan Avenue (24 days on the market) to $25,000,000 for a detached home on Stratheden Road (16 days on the market). This includes the three homes that have been listed for more than 30 days and the six homes that were listed in the month of August and have yet to sell for its current list price.
Last month, only one home sold in Lawrence Park. It is a detached 4-bedroom, 6-bathroom home on a 67.5 x 113-foot lot with a private drive and attached garage on Stratford Crescent. It sold 18 days after it was listed and sold for $6,000,000 which was 92% of the asking price.
Entry into the Lawrence Park market now requires buyers to spend and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
