As of October 3, 2022, there are 15 homes available in the Lawrence Park area, ranging in price from $2,249,999 for a fourplex on Strathgowan Avenue (56 days on the market) to $25,000,000 for a detached home on Stratheden Road (48 days on the market)

Last month,  three homes sold in Lawrence Park, including two detached  and one semi-detached home. The average time to sell a home was seven days. The home on Blythwood Road sold a day after it was listed, while the longest remained on the market for 12 days. This doesn’t include the four homes that have been listed for more than 30 days or the eleven homes that were listed in the month of September and are not selling at their current prices.

Two of the three homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 4-bathroom home on a 50 x 150-foot lot with a private drive and detached garage on Rochester Avenue. It sold for $5,700,000, or 98% of the original listing price. This was followed by a detached home on Blythwood Road which sold for $3,680,000 which was 100% of the initial listing price. 

Entry into the Lawrence Park market now requires buyers to spend and at least  $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
